Working with Your Estimate in Xactimate

In this article:

Once you've sent your estimate to Xactimate, review it and do what you’d normally do. Apply your estimating expertise to take the estimate over the finish line. Check the dimensions, make edits, delete or move line items around as needed, etc. The Encircle estimate isn't a finished estimate handed to you sight unseen — it's a working draft, ready for your eyes.

Estimate Items

NOTE: Encircle does not price items. Line item pricing is determined by the price list you have selected in Xactimate.

Encircle scope tasks will be matched to Xactimate line items under Estimate Items. You can work with these items as you would any other estimate; editing, deleting, moving, etc.

Project-level tasks and equipment from Encircle will show up in the Source folder.

Room tasks from Encircle will show up in their respective room folders.

If there's a task Encircle couldn't confidently match to a line item, it will be add it as a User Defined Item (USR) and you can price it yourself.

Sketch

Your Encircle floor plan will automatically be converted into a sketch complete with measurements, doors, and windows. From here, you can work with it as you would any sketch.

Ceiling height will always default to 8ft. When height and elevation measurements are available for windows, the system will use those. Otherwise, windows will default to 4 ft height and 3 ft elevation.

Fixed Features & Reference Blocks

Fixed features such as cabinets, countertops, sinks, and toilets will be represented as reference blocks, which you can see in the 3D viewer.

Fixed Feature Height

Encircle takes the height data generated from the floor plan scan for fixed features and validates it against standard tolerances. If a measured height is within 5% of the expected standard, we snap to the standard to keep your sketches clean. If it falls outside of that range, we use the actual measured value.

Features with a high degree of variance such as refrigerators and fireplaces do not have a set standard height and will default to the captured height, if available from the scan. When unavailable, those features will be represented as reference areas.

Feature Default Height Default Elevation Standard Deviation to Snap to Standard
Countertops 36" N/A >5%
Cabinets (Base) 36" N/A >5%
Cabinets (Upper) 24” 54" (from floor to bottom of upper cabinet) >5%
Sinks 36" or snap to counter height if different N/A >5%
Toilets 33.5" (Top of Tank) N/A >5%
Refrigerators None (High Variance)

Measured height, if available from scan.
N/A N/A

If no height, created as a Reference Area
Fireplaces None (High Variance)

Measured height, if available from scan.

Doors 80" (Standard Door) N/A N/A
Windows 48" (actual height not captured by Encircle) 36" (actual height not captured by Encircle) N/A
Ceilings 8' N/A N/A
Stairs

Dimensions, behaviour, and any other parameters of a reference block can be edited.

By default, reference blocks aren't removed from the estimate calculations. If you need to exclude a specific reference block from calculations, open its properties and make your adjustments.

Duplicate Rooms

In some cases where there is a mismatch between the room names on your Encircle file and your Floor Plan room names, "duplicate" room folders will be created in your estimate and those rooms will be added as separate levels in the sketch.

In those cases, you can easily move the line items to the correct room folder and delete those levels from the sketch.
